R.E.A.L. Valuations is an independent full service residential appraisal company, servicing Burlington, Essex, Hunterdon, Middlesex, Mercer, Monmouth, Morris, Ocean, Passaic, Somerset, and Union Counties, owned and operated by Frank Zappia, State Certified Residential Real Estate Appraiser.
What makes R.E.A.L Valuations different?
R.E.A.L. Valuations provides personal service to each of its clients by way of updates on statuses, inspection dates, estimated completion dates, access issues, etc. with all phone calls and emails returned promptly. R.E.A.L. Valuations delivers RELIABLE, ETHICAL, ACCURATE, and LEGITIMATE appraisals utilizing the most advanced appraisal technology and up to date information resources. Our appraisals are typically delivered within 72 hours of the inspection date not withstanding any delays beyond the appraisers control. To further reduce turnaround time, we can transmit the entire appraisal via email utilizing an Adobe® pdf file. Just click on the Adobe® Get Acrobat Reader® icon under our links and download the free software. Since we are a smaller firm, we can also afford to charge lower appraisal fees than most larger companies since our overhead is less. Although the fee may be low, the quality of work remains to be high. R.E.A.L. valuations does not stock its reports with canned comments and generic information. Every home is unique and each one of the properties we appraise, whether it be a one bedroom bungalow or a 20 room Victorian, is completed with the utmost thoroughness and intelligence.
Qualifications & Type of work performed
R.E.A.L. Valuations performs appraisals for lenders, banks, attorneys, AMC's, and individuals in need of a property valuation for Private Mortgage Insurance (PMI) Removal, divorce or estate settlements, tax purposes, or as an aid for a seller to set a list price for his or her home or for a buyer who wants to ensure that the property being purchased is fairly priced. Frank Zappia is also a
Federal Housing Administration (FHA) approved appraiser with extensive knowledge in FHA rules and regulations including the requirements for FHA REO foreclosure appraisals and 203(k) rehabilitation appraisals. R.E.A.L. Valuations appraises fee simple single family dwellings including townhouses, 2-4 family small income properties, condominium owned homes, and vacant residential lots. In addition to appraising, Frank Zappia is an experienced review appraiser having completed numerous desk and field reviews for conventional and FHA appraisals.
